A Chinese property developer who raped a model after attending an exclusive party hosted by a billionaire will spend at least two-and-a-half years in jail.

Longwei Xu, 29, was found guilty by a jury in July of seven offences, including sexual intercourse without consent with an intoxicated 20-year-old woman in a luxury Sydney hotel room.

The Chinese national had attended a party hosted by Chinese billionaire Liu Qiangdong, also known as Richard Liu, before he raped the model on the 13th floor of the upmarket Shangri-La Hotel in The Rocks, across Circular Quay from the Opera House, on Boxing Day 2015.

Downing Centre District Court Judge Nicole Noman on Friday sentenced Xu to four years' jail with a non-parole period of two-and-a-half years, saying he 'displayed a sense of entitlement and acted to take what he wanted without any regard of the victim'.

'The violation of a person's body is a serious crime,' she said.

The judge said the woman testified she was 'initially drunk' but the shock of being pinned down 'sobered her up' and she still suffers from flashbacks.

'She said that she struggled, that she said no, that she was 'not that kind of woman',' Judge Noman said.

'She said Mr Xu at one stage said to her she could not refuse him.'

The pair had been two of eight guests at an exclusive penthouse party hosted by billionaire Richard Liu before the woman, who had tried white wine for the first time, fell sick. It was decided Xu would accompany her home.

CCTV showed her physically ill and bent over in a lift as Xu instead took her up to his Shangri-La Hotel room.

The judge said the then-26-year-old sex offender, also known as Tommy Xu, took advantage of the woman's 'alcohol-rendered vulnerability' and was opportunistic, exploitative and reliant on his charm.

'His comment about her not being able to resist him ... reflects his arrogance, his low regard for the victim and her obvious disinterest in him,' she said.

The judge accepted it was entirely likely Xu's own intoxication impaired his rational judgment.

Defence barrister Winston Terracini SC said Xu maintained his innocence and denied the offences.

'He is fully aware that as a result of making that submission through me, it impacts upon any statements of regret or remorse,' Mr Terracini said.

Xu faces deportation upon release. He'll be eligible for parole in January 2021.

The sentence was delivered three months after a New South Wales District Court jury concluded that he had pinned down the young woman he had invited to the party, and repeatedly tried to have sex with her during an hour-long ordeal.

Xu, who also goes by the name Tommy, had offered to take her home when she couldn't sit or stand and had encouraged her to drink.

Instead of taking her home in his Land Rover, he drove her to his luxury hotel room on December 26, 2015.

The woman, who cannot be identified for legal reasons, told the jury during an eight-day trial that Xu had thrown away her phone, forcibly removed her clothes and digitally raped her while she struggled beneath him.

'She said that Mr Xu removed his clothes and pinned her down. She said that she struggled and said 'no',' Justice Noman said.

'She said that Mr Xu forcibly removed her cardigan and her dress.'

Earlier Mr Liu, one of China's richest men and the founder of online classifieds site JD.com, had hosted a birthday part for Mr Xu in a penthouse and had cooked dinner for him.
