The Company is a fully integrated, self-administered and self-managed real estate investment trust, or (REIT), and the owners and developers of office properties in...more the United States. Its properties have been concentrated in five markets; Boston, New York, Princeton, San Francisco and Washington, DC. It conducts substantially all of its business through its subsidiary, Boston Properties Limited Partnership. The Company owns or had interests in 175 properties, totaling approximately 44.4 million net rentable square feet, including nine properties under construction totaling approximately 2.9 million net rentable square feet. In addition, it had structured parking for approximately 45,234 vehicles containing approximately 15.4 millio...moren square feet. Its properties consisted of; 167 office properties, including 128 Class A office properties (including eight properties under construction) and 39 Office/Technical properties; one hotel; four retail properties; and three residential properties (one of which is under construction). It also owns or controls undeveloped land totaling approximately 503.6 acres, which could support approximately 12.4 million square feet of additional development. Its segments are based on its method of internal reporting which classifies its operations by both geographic area and property type. The Company’s segments by geographic area are Boston, New York, Princeton, San Francisco and Washington, DC. Segments by property type include; Class A Office, Office/Technical, Residential and Hotel. The Company competes in the leasing of office, retail and residential space with a considerable number of other real estate companies, some of which may have marketing and financial resources than are available to it. In addition, its hotel property competes for guests with other hotels, some of which may have marketing and financial resources than are available to it and to the manager of its one hotel, Marriott International, Inc. The Company’s properties are subject to various federal, state and local regulatory requirements, such as state and local fire and life safety requirements.lessless
