The Company and its predecessor entity began the ownership and d...moreevelopment of shopping centers and other commercial real estate in 1948. Its business is leasing space to tenants in the shopping and industrial centers it owns or lease. It also manages centers for joint ventures in which it is partners or for other outside owners for which it charge fees. At December 31, 2013, it owned or operated under long-term leases, either directly or through its interest in real estate joint ventures or partnerships, a total of 268 developed income-producing properties and two properties under various stages of construction and development, which...more are located in 21 states spanning the country from coast to coast. The Company's shopping center segment is engaged in the acquisition, development and management of real estate, mainly anchored neighborhood and community shopping centers located in Arizona, Arkansas, California, Colorado, Florida, Georgia, Illinois, Kansas, Kentucky, Louisiana, Maine, Missouri, Nevada, New Mexico, North Carolina, Oklahoma, Oregon, South Carolina, Tennessee, Texas, Utah, Virginia and Washington. The customer base includes supermarkets, discount retailers, drugstores and other retailers who generally sell basic necessity-type commodities. The industrial segment is engaged in the acquisition, development and management of bulk warehouses and office/service centers. Its properties are located in California, Florida, Georgia, Tennessee, Texas and Virginia, and the customer base is diverse. The Company competes with numerous other developers and real estate companies, financial institutions and other investors engaged in the development, acquisition and operation of shopping centers and commercial property in its trade areas.
