'Hidden gem areas' in Merseyside for first time buyers

Property experts have revealed "hidden gem areas" where first-time buyers "should purchase", according to new data.

Properties in Liverpool city centre provide some of the best buys for house-hunters, according to analysts at fintech lending company Proportunity.

According to the company, they are among the "secret gems" as having the greatest investment potential value for buyers – places purchasers may not usually look at through traditional house price index models.

James Street and the surrounding area hit the top spot and the nearby waterfront is also one of the top areas for growth.

Both feature highly due to the number of new developments and converted "iconic" residential buildings in the area, according to the research.

Outside the city centre, the analysis identified Crosby East as the leading best-buy opportunity for families and for those seeking extra space.

Proportunity analysed Liverpool and areas in Merseyside to come up with the top "gems" and highest potential value for buyers. The top five include:

  • Aughton
  • Maghull North East
  • Aigburth and Grassendale
  • West Park
  • New Brighton

The list is formulated using Proportunity’s potential home value data which examines factors including property undervalue, anticipated area growth and others.

Vadim Toader, Proportunity CEO and co-founder said: “Proportunity is about finding a buyers’ opportunity in the property market.

"It used to be that buying a home was an essential step towards a financially stable future.

"However, there is a £100-200K gap between what buyers want – and should be able to afford – and what they actually can afford, mainly caused by the maximum Loan to Income ratio restrictions and high deposit requirements.

“It can be challenging for first-time buyers to identify which area to live in, especially when it comes to big cities like Liverpool, where pockets in the same area can have such wildly differing prices.

"We have crunched our data to identify which areas of Liverpool have the highest potential value for future owners to help them narrow down their choices and make the best decision for their long-term future."
