Big warehouse project on the way in Wilmer south of Dallas

A Chicago developer has broken ground on a huge distribution project in Wilmer south of Dallas.

And Logistics Property Co. is working on another warehouse development near DFW International Airport.

The company’s Southport Logistics Park 3 building is under construction off Interstate 45 in Wilmer.

The 1 million square foot warehouse is part of a 3.55 million square foot, 252-acre business park Logistics Property Co. is building near Union Pacific Railroad’s southern Dallas County intermodal depot.

“2020 has continued to attract new tenants to the South Dallas submarket, as the overall D-FW population increased due to corporate business relocations,” Logistics Property Co executive vice president Kent Newsom said in a statement. “Southport 3 is strategically positioned to take advantage of the increase in e-commerce demand combined with the lack of 1 million square foot competition in the market.”

The speculative warehouse building will be ready in second quarter 2021 and is expandable to 1.2 million square feet.

Commercial real estate firm CBRE is leasing the property.

Logistics Property bought the Wilmer business park in 2018. The first two buildings in the project were leased to Amazon and food products firm Smuckers.

The developer recently made filings with the state for a more than half million square-foot warehouse near DFW Airport on Airfield Dr in Irving.

The proposed Irving industrial project is next door to a new 1 million square-foot Amazon distribution center.

And there are indications that the new building Logistics Property is planning will also go to the huge e-commerce retailer.

The architect for the Irving building does shipping hubs for Amazon and one of the contacts listed in the state filing works for the Seattle-based online retailer.

Logistics Property officials won’t comment on the DFW Airport project.

“We do not comment on market speculation or rumors,” Newsom said in an email.

Logistics Property is building industrial projects in markets including Atlanta, Chicago, Dallas, Houston and Seattle-Tacoma.

The company is partnered in developments with MIRA Real Estate – part of Australia-based Macquarie Infrastructure and Real Assets.
