HOWELL, NJ - Developers are vying for a three-story office park on Route 9 complete with a parking garage and multiple driveways, according to Howell Township planning board documents.

Preliminary and final major site plan approval will be up for discussion Thursday, along with another proposal for a smaller office space on Cranberry Road.

Developer 41 Kent Road LLC aims to construct a three-story building totaling 34,856 square feet with two floors of office space over a parking lot at 41 Kent Road. The building would be 17,428 square feet with two driveways: one on Kent Road and the other on Route 9.

The applicant is also proposing two-way looped circulation, 118 parking spaces (43 beneath the building, 75 spaces in the vicinity of the building), site identification signs, stormwater management, landscaping and lighting on premises.

Eosso Brothers Paving is also proposing a development at 383 Cranberry Road. The project calls for a 3,718-square-foot office building and a parking lot for 50 cars (two ADA-accessible spaces) and 24 trucks, as well as a 4,114-square-foot maintenance building and a 2,880-square-foot garage. Additional site improvements are slated to include landscaping, lighting, signage on the front of the proposed building and a 1,701-square-foot right of way dedication along Cranberry Road.

The planning board is slated to meet at 7 p.m. on Thursday via Zoom. Read the full agenda here.
